{"id":919,"date":"2019-04-16T20:25:00","date_gmt":"2019-04-16T20:25:00","guid":{"rendered":"https:\/\/preprod.realtrends.com\/blog\/2019\/04\/16\/showing-love-to-first-time-home-buyers\/"},"modified":"2025-03-13T02:11:46","modified_gmt":"2025-03-13T02:11:46","slug":"showing-love-to-first-time-home-buyers","status":"publish","type":"post","link":"https:\/\/preprod.realtrends.com\/blog\/2019\/04\/16\/showing-love-to-first-time-home-buyers\/","title":{"rendered":"Showing Love to First-Time Home Buyers"},"content":{"rendered":"<h4><em>With nearly half of homebuyers this year being first-timers, real estate professionals can help the nervous customer in numerous ways<\/em><\/h4>\n<p>By many estimates, first-time buyers will make up about half of all buyers this year, and more than six in 10 of these will be millennials. <a href=\"https:\/\/northshorefireplace.com\/about-us\/millennial-home-buyers\/\">One poll&nbsp;<\/a>indicated that 45 percent of millennials (ages 22 to 37) expect their first home will be their \u201cdream home.\u201d Drawing a sharp contrast is a <a href=\"https:\/\/www.bankrate.com\/mortgages\/homebuyers-survey-february-2019\/\">recent Bankrate study<\/a> of homeowners, which found 63 percent of millennials (ages 23 to 38) had &#8220;buyer&#8217;s remorse&#8221; after purchasing their first home.<\/p>\n<p><!--more--><\/p>\n<p>Regardless of generational nuances, real estate professionals know that first-time homebuyers may require special treatment.<\/p>\n<p><a href=\"https:\/\/www.remax.com\/realestateagentoffice\/fortcollins-co-80525-katherinebeamon-id28623974.html\">RE\/MAX agent Katie Beamon<\/a>, based in Northern Colorado, finds working with first-time homebuyers to be rewarding. She offers a class called \u201cMyth Busters,\u201d for first-timers, at which she brings in a lender to answer questions. It\u2019s often set in one of the area\u2019s craft breweries, which makes for a fun\u2014and educational\u2014event. She\u2019s been able to help clients with loans geared toward new homebuyers, such as <a href=\"http:\/\/www.fanniemae.com\/home-ready\/\">Fannie Mae&#8217;s HomeReady loans.<\/a><\/p>\n<blockquote>\n<p>\u201cMillennials are a blast,\u201d says Beamon. A Generation X\u2019er, Beamon cautions that it\u2019s not helpful to label millennials according to demographics. \u201cThey don\u2019t want to hear that.\u201d<\/p>\n<\/blockquote>\n<p>She adds, \u201cyou have to give them the tools,\u201d noting that RE\/MAX\u2019s app for buyers rivals any out there. Her experience is that millennials will often come armed with information, have done considerable house-shopping online, and sometimes have to be reminded to take their time to comparison shop in person.<\/p>\n<p>In addition, RE\/MAX arms its agents with tools through its RE\/MAX University, an online education platform that includes learning tracks such as &#8220;Working With First Time Buyers in a Challenging Marketplace,&#8221;&nbsp;and&nbsp;&#8220;Enticing First Time Buyers.&#8221;<\/p>\n<p>RE\/MAX also offers content directly to consumers; on its blog includes the post&nbsp;<a href=\"https:\/\/www.remax.com\/blog\/how-cash-strapped-consumers-can-become-homeowners-and-build-equity\/\" data-saferedirecturl=\"https:\/\/www.google.com\/url?q=https:\/\/www.remax.com\/blog\/how-cash-strapped-consumers-can-become-homeowners-and-build-equity\/&amp;source=gmail&amp;ust=1555437676324000&amp;usg=AFQjCNFc9zvMr2fRKV31wC12gwOHtL43EA\"><em>How Cash-Strapped Consumers Can Become Homeowners \u2014 and Build Equity<\/em><\/a> \u2013 an article that busts the myth that first-time homebuyers need 20 percent down to buy a home. On social media, there is <a href=\"https:\/\/abovemag.remax.com\/first-flight-first-time-homebuyers\/\" data-saferedirecturl=\"https:\/\/www.google.com\/url?q=https:\/\/abovemag.remax.com\/first-flight-first-time-homebuyers\/&amp;source=gmail&amp;ust=1555437676324000&amp;usg=AFQjCNH8Kqk9wssxx_IT4zavDk57VNINRA\"><em>First Flight: A Bold New Tool for First-time Homebuyers<\/em><\/a>, a Pinterest magazine of curated content that helps agents work with first-time homebuyers to navigate the home-buying process.<\/p>\n<h4>A Lender\u2019s Perspective<\/h4>\n<p>The top Google request related to home buying is \u201chow much mortgage can I afford,\u201d says&nbsp;<u><a href=\"https:\/\/www.linkedin.com\/in\/amy-bonitatibus-13b4463\/\">Amy Bonitatibus<\/a><\/u>, chief marketing officer for&nbsp;<u><a href=\"https:\/\/www.chase.com\/personal\/mortgage\">Chase&nbsp;Home Lending<\/a><\/u>. She took note of Bankrate&#8217;s study of millennials with &#8220;buyer&#8217;s&#8217; remorse,&#8221; and&nbsp;cautions that newer homebuyers should be conservative with their budgets. \u201cIt\u2019s a given for us when meeting with a customer, making sure it\u2019s a mortgage they can afford,\u201d she says.<\/p>\n<blockquote>\n<p>\u201cThe good news is consumers today are more educated,\u201d she says. \u201cThey may have seen what friends went through during the housing crisis, so they\u2019re coming to the process a bit more educated.\u201d<\/p>\n<\/blockquote>\n<p>\u201cBecause of the frequency of unforeseen maintenance issues, we want first-time homebuyers to have money in reserves.\u201d<\/p>\n<p>She also notes that Chase has taken steps to improve its mortgage closing processes and is working to strengthen a<a href=\"https:\/\/agentexpress.cmprod.loyaltyexpress.com\">&nbsp;loyalty program for real estate professionals, called Agent Express<\/a>. Chase&nbsp;also recently announced a program called \u201cClosing Guarantee\u201d for existing customers, in which it promises to close a mortgage in 21 days; if the bank doesn\u2019t close on the loan in the timeframe, it will pay the borrower $1,000.<\/p>\n<h4>Dealing With Unforeseen Issues<\/h4>\n<p>Recalling her own days as a first-time homeowner, Bonitatibus highly recommends the buyer seek a home warranty from the seller to prevent from unforeseen expenses.<\/p>\n<p>In the Bankrate study, the leading reason for a new homeowner to regret their transaction was maintenance issues and hidden costs.<\/p>\n<p>Forewarned is forearmed, and that&#8217;s why a home inspection is so important, particularly for new buyers.&nbsp;A professional home inspection not only educates buyers on the condition of the home but can minimize costly surprises down the road. <a href=\"http:\/\/www.HouseMaster.com\">HouseMaster <\/a>provides first-time home buyers with tips to &#8220;<a href=\"https:\/\/housemaster.com\/article\/housemaster-marks-national-home-inspection-month\">Inspect the Inspector<\/a>&#8221; to ensure they make an educated decision when purchasing a home and get the best inspection possible.<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>With nearly half of homebuyers this year being first-timers, real estate professionals can help the nervous customer in numerous ways By many estimates, first-time buyers will make up about half of all buyers this year, and more than six in 10 of these will be millennials.
