The key: if you think you know your agents; get to know them <strong><em>better<\/em><\/strong>. Build a healthy culture and retention skyrockets.<\/p>\n<p>Now that financial incentives to affiliate with one broker over another is climbing, it may be useful to focus on what creates and maintains a healthy organizational culture. When brokerage firms talk about their strong cultures, it\u2019s important to focus on what is at the core.<\/p>\n<p>Lencioni\u2019s\u2019 book,&nbsp;<a href=\"https:\/\/www.tablegroup.com\/books\/dysfunctions\" target=\"_blank\" rel=\"noopener\"><em>The Five Dysfunctions of a Team<\/em><\/a>, is where it all starts.<\/p>\n<h4>The Five Dysfunctions<\/h4>\n<p><strong>Absence of Trust.<\/strong> The fear of being vulnerable with team members prevents the building of TRUST within the team.<\/p>\n<p><strong>Fear of Conflict.<\/strong> The desire to preserve ARTIFICIAL HARMONY stifles the occurrence of productive, ideological conflict.<\/p>\n<p><strong>Lack of Commitment.<\/strong> The lack of CLARITY or BUY-IN prevents team members from making decisions to which they will stick.<\/p>\n<p><strong>Avoidance of Accountability.<\/strong> The need to avoid interpersonal discomfort prevents team members from holding one another ACCOUNTABLE for their behavior and performance.<\/p>\n<p>Inattention to results. The pursuit of individual goals and personal status ERODES the focus on collective success.<\/p>\n<h4>Relationships Trump Money<\/h4>\n<p>While aggressive agent recruiting has always been a factor in residential brokerage, no one would disagree this recent wave is more prevalent than ever. The fundamental truth is that it\u2019s not always about the commission split. Many other factors enter into an agent\u2019s decision where they affiliate their business. At the heart of this are the features and benefits of a brokerage company, and also the feeling by an agent and a firm\u2019s leadership that there is something unique and special about a company.<\/p>\n<p>At this year\u2019s Gathering of Eagles (GOE), Real Estate Coach <a href=\"https:\/\/www.tomferry.com\/\" target=\"_blank\" rel=\"noopener\">Tom Ferry<\/a>, who was part of the Dawning of a New Age Panel, \u201cDon\u2019t give a manager an office. Make them stay on the floor talking to people, helping them with calls. Listen to your agents and solve their pain points.\u201d Keller Williams International CEO Josh Team agrees. \u201cThe purpose of our technology is to help agents be more efficient so they can focus on relationships. Then, listen to what your agents want and provide it to them.\u201d<\/p>\n<p>For <a href=\"real-trends-archives-larry-kendall\/\">Larry Kendall<\/a>, founder of Ninja Training, his coaching program is all about building relationships\u2014managers to agents and agents to consumers. His presentation at the <a href=\"https:\/\/rtgoe.com\/\" target=\"_blank\" rel=\"noopener\">Gathering of Eagles<\/a> focused on helping agents <a href=\"agents-the-secret-formula-to-setting-and-reaching-your-goals\/\">figure out their <em>why<\/em><\/a>.<\/p>\n<blockquote>\n<p>\u201cWhen you know your people\u2019s passion, their purpose, or their&nbsp;<em>why,<\/em>&nbsp;and, then you link that up with selling real estate, you have the rocket fuel that drives motivation. Simon Sinek, in his book,&nbsp;<em>Start with Why,<\/em>&nbsp;says a person or company\u2019s&nbsp;<em>why<\/em>&nbsp;is at the core of what motivates them.<\/p>\n<p><strong><em>What<\/em><\/strong><strong>&nbsp;<\/strong>we do is sell real estate.&nbsp;<strong><em>How<\/em><\/strong>&nbsp;we do it is the (name your company) Way.&nbsp;<strong><em>Why<\/em><\/strong>&nbsp;do we do it? What motivates your sales associates and managers? The&nbsp;<em>why<\/em>&nbsp;is their rocket fuel and usually falls into one of life\u2019s four core values: Family, Occupation, Recreation, Dreams.\u201d<\/p>\n<\/blockquote>\n<p>\u201cWant to build a world-class brokerage? Focus 100 percent of your time on building your culture, developing people and growing your business,\u201d according to <a href=\"https:\/\/mikestaver.com\/\" target=\"_blank\" rel=\"noopener\">Mike Staver<\/a>, a keynote speaker at this year\u2019s GOE.<\/p>\n<p>We know of many brokerage firms that, although they may have lost agents in this recent wave of aggressive recruiting, are still doing their own recruiting and growing.
