{"id":4590,"date":"2023-08-03T17:56:58","date_gmt":"2023-08-03T17:56:58","guid":{"rendered":"https:\/\/preprod.realtrends.com\/blog\/2023\/08\/03\/hud-secretary-tackles-appraisal-bias-with-nareb-partnership\/"},"modified":"2025-03-13T02:52:34","modified_gmt":"2025-03-13T02:52:34","slug":"hud-secretary-tackles-appraisal-bias-with-nareb-partnership","status":"publish","type":"post","link":"https:\/\/preprod.realtrends.com\/blog\/2023\/08\/03\/hud-secretary-tackles-appraisal-bias-with-nareb-partnership\/","title":{"rendered":"HUD Secretary tackles appraisal bias with NAREB partnership"},"content":{"rendered":"\n<p>Secretary of the <strong>U.S. Department of Housing and Urban Development<\/strong> (HUD) Marcia Fudge &#8220;fired up&#8221; the crowd during her keynote speech at the 2023 <strong>National Association of Real Estate Brokers<\/strong> (NAREB) Annual Conference when she spoke about the <a href=\"https:\/\/preprod.housingwire.com\/articles\/hud-partners-with-nareb-to-address-appraisal-bias\/\" target=\"_blank\" rel=\"noreferrer noopener\">recently-announced<\/a> HUD-NAREB partnership designed to tackle appraisal bias. <\/p>\n\n\n\n<p>\u201cHUD and NAREB will work together to fight appraisal bias in the Black community,\u201d Fudge said. \u201cI live in a Black neighborhood by choice; my home is bigger, my lot is bigger, yet my home is valued less than the white neighborhood down the block; this must change.\u201d<\/p>\n\n\n\n<p>In an <a href=\"https:\/\/www.prnewswire.com\/news-releases\/hud-secretary-fudge-reiterates-commitment-to-end-appraisal-bias-and-create-housing-opportunities-in-marginalized-communities-301892813.html\" target=\"_blank\" rel=\"noreferrer noopener\">announcement<\/a>, <a href=\"https:\/\/www.nareb.com\/about-us\/\" target=\"_blank\" rel=\"noreferrer noopener\">NAREB<\/a> described Fudge\u2019s speech as a \u201cdynamic and inspirational address that ignited passion and commitment among attendees at NAREB&#8217;s annual convention.\u201d<\/p>\n\n\n\n<p>Fudge and NAREB President Lydia Pope both hail from the Cleveland, Ohio area. Fudge praised Pope\u2019s work as the association\u2019s leader during her speech. Fudge also addressed her commitment as HUD Secretary in addressing disparities for marginalized communities.<\/p>\n\n\n\n<p>Fudge also addressed the access to credit for borrowers of color, and discussed the work HUD and the Biden administration are doing to address the role homeownership plays in building generational wealth, a common point of discussion for HUD under her leadership thus far.<\/p>\n\n\n\n<p>\u201cSome Black borrowers lack credit, but now when obtaining an FHA loan, rental history can be used as a credit history,\u201d she said, touching on recent policy changes at HUD and the <strong>Federal Housing Finance Agency<\/strong> (FHFA) that <a href=\"https:\/\/preprod.housingwire.com\/articles\/fannie-mae-and-freddie-mac-expand-plans-for-equitable-housing\/\" target=\"_blank\" rel=\"noreferrer noopener\">considers on-time rent payments<\/a> as a part of a potential borrower\u2019s credit history.<\/p>\n\n\n\n<p>In terms of the role homeownership takes in building wealth for families, Fudge reiterated her belief in forging a more direct path to homeownership.&nbsp;\u201cWe cannot deal with inflation until we deal with the housing crisis,\u201d she said. \u201cMost of us build wealth through homeownership.\u201d<\/p>\n\n\n\n<p>Fudge also admonished certain policymakers for telling younger people that they don\u2019t need to own a home.<\/p>\n\n\n\n<p>\u201cWho told them that foolishness?,\u201d she reportedly asked rhetorically. \u201cWe need to help get them in homes, so we need your advocacy.
