{"id":3971,"date":"2023-02-10T19:07:08","date_gmt":"2023-02-10T19:07:08","guid":{"rendered":"https:\/\/preprod.realtrends.com\/blog\/2023\/02\/10\/guy-gal-on-thriving-in-the-2023-housing-market\/"},"modified":"2025-03-13T02:49:06","modified_gmt":"2025-03-13T02:49:06","slug":"guy-gal-on-thriving-in-the-2023-housing-market","status":"publish","type":"post","link":"https:\/\/preprod.realtrends.com\/blog\/2023\/02\/10\/guy-gal-on-thriving-in-the-2023-housing-market\/","title":{"rendered":"Guy Gal on thriving in the 2023 housing market"},"content":{"rendered":"\n<p>Although there is much uncertainty about the housing market in 2023, as well as the U.S. economy overall, Wednesday\u2019s keynote speakers at <strong>Side\u2019s <a href=\"https:\/\/sidexside.side.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">Side X Side conference<\/a><\/strong> in Long Beach, California, gave the agents and brokers in attendance a source of optimism and a sense of reassurance.<\/p>\n\n\n\n<p>\u201cThe market goes through cycles, and it will always go through cycles \u2014 the only constant thing is that it will change,\u201d <a href=\"https:\/\/preprod.realtrends.com\/blog\/articles\/sides-guy-gal-on-trends-in-the-team-business-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">Guy Gal<\/a>, <a href=\"https:\/\/preprod.realtrends.com\/blog\/articles\/stephen-capezza-leaves-zillow-for-side\/\" target=\"_blank\" rel=\"noreferrer noopener\">Side\u2019s<\/a> co-founder and CEO, reminded attendees.<\/p>\n\n\n\n<p>According to Rick Sharga, the EVP of market intelligence at <strong>ATTOM<\/strong>, who took the stage after Gal, the housing market appears to be cycling its way back up after progressively slowing throughout 2022 \u2014 which was caused by increased affordability issues due to record high home price appreciation and rising mortgage rates.<\/p>\n\n\n\n<p>\u201cAccording to <strong>Freddie Mac<\/strong>, <a href=\"https:\/\/preprod.housingwire.com\/mortgage-rates\/\" target=\"_blank\" rel=\"noreferrer noopener\">mortgage rates<\/a> have never doubled in a calendar year before until last year,\u201d Sharga said. \u201cWhat you are dealing with now is a market that has not had a chance to adjust and a market that has had to cope with the idea that their monthly mortgage payment would go up by 50% compared to what they were planning to spend.\u201d<\/p>\n\n\n\n<p>While there has been talk that the <a href=\"https:\/\/preprod.housingwire.com\/articles\/fed-delivers-the-expected-25-bps-rate-hike-whats-next\/\" target=\"_blank\" rel=\"noreferrer noopener\">Federal Reserve<\/a> just might pull off the \u201c<a href=\"https:\/\/preprod.housingwire.com\/podcast\/logan-mohtashamion-why-a-soft-landing-is-feasible\/\" target=\"_blank\" rel=\"noreferrer noopener\">soft landing<\/a>\u201d they had hoped for with their interest rate hikes, avoiding a recession, Sharga said he feels like a recession is still likely.<\/p>\n\n\n\n<p>\u201cIf I am betting these two data points, the Fed is likely to overcorrect in order to get inflation under control as they have done eight of the last 11 times, and this yield curve inversion, which means the investment market is expect bad things in the economy. All this leads me to believe that it is more likely than not that we will see a recession this year,\u201d Sharga said. \u201cThe good news is that most of the economists I follow believe that if we do have a recession, it will only be caused by the Fed overcorrect, which means it will be fairly simple to get out of. So, the likelihood is if we do have a recession, it will be fairly short and fairly mild.\u201d<\/p>\n\n\n\n<p>But all hope is not lost. Sharga said he sees a situation playing out where <a href=\"https:\/\/preprod.housingwire.com\/articles\/housing-affordability-ends-2022-at-record-low\/\" target=\"_blank\" rel=\"noreferrer noopener\">affordability<\/a> will improve, leading to a stronger second half of the year.<\/p>\n\n\n\n<p>\u201cI see a scenario where over the course of the year, interest rates on mortgages gradually lessen, and we are down in the 5% range by the end of the year,\u201d Sharga said. \u201cSo that combination of gradually lowering mortgages rates, home prices that have plateaued or slightly decline, and wage growth continuing, that makes affordability feel a lot better, which psychologically makes buyers think it might be time to come back to the market.\u2019<\/p>\n\n\n\n<p>In the meantime, as the industry waits to see exactly how this year plays out, Gal told agents to keep progressing, something he said he plans to do with Side.<\/p>\n\n\n\n<p>\u201cDepending on what the tides do you can either paddle or sail. We are now in a market where paddling is required. Sometimes you have to paddle against the current,\u201d Gal said. &#8220;The alternative is to just go with it. Sometimes the market lets you throw up your sails. Two years ago, that was the kind of market we were in. It was a tailwind market, and no one had to do much paddling, but in this market, you will have to.<\/p>\n\n\n\n<p>\u201cYou constantly need to make progress. At Side, we are laser focused on the big picture. We work tirelessly to create new companies that are part of this company and to support independents that are coming into this community,\u201d he continued.<\/p>\n\n\n\n<p>Industry analyst and real estate technology strategist Mike DelPrete echoed this sentiment.<\/p>\n\n\n\n<p>\u201cThe industry is moving really fast, and you cannot afford to stand still,\u201d he said.<\/p>\n\n\n\n<p>As agents wait for Gal\u2019s metaphorical tides to turn, the three speakers suggested agents take steps to improve their businesses and become experts in their local market so they are ready to thrive when things heat up again.<\/p>\n\n\n\n<p>\u201c<a href=\"https:\/\/preprod.housingwire.com\/housing-market\/\" target=\"_blank\" rel=\"noreferrer noopener\">Markets are slower<\/a>, there is less transaction volume, and we can focus on polishing and refining and making things better,\u201d Gal said.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Guy Gal and the other Side\u2019s Side X Side conference keynote speakers were a source of optimism and reassurance for brokers and agents.<\/p>\n","protected":false},"author":34740,"featured_media":4822,"comment_status":"open","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[3255],"tags":[],"coauthors":[1760],"class_list":["post-3971","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-archive"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO Premium plugin v25.4 (Yoast SEO v26.8) -
