However, gains slowed since spring: appreciation tapered off every month since April 2022 and fell to 8.6% in November.<\/p>\n\n\n\n<p>Even despite this, homeowners were in positive-equity territory throughout the first three quarters of 2022, and foreclosure rates remain low.<\/p>\n\n\n\n<p>\u201cThe wild ride known as the U.S. housing market slowed dramatically in the fall of 2022, as <a href=\"https:\/\/www.google.com\/search?q=housingwire+mortgage+rates&amp;oq=housingwire+mortgage+rates&amp;aqs=chrome.0.69i59j0i10i15i22i30i625j0i390l2j69i59j69i60l3.3396j0j7&amp;sourceid=chrome&amp;ie=UTF-8\" target=\"_blank\" rel=\"noreferrer noopener\">mortgage rates<\/a> surged and home prices remained high,\u201d said Molly Boesel, principal economist at <a href=\"https:\/\/preprod.realtrends.com\/blog\/articles\/10-data-sources-to-inform-your-real-estate-strategy\/\" target=\"_blank\" rel=\"noreferrer noopener\">CoreLogic.<\/a><\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-home-equity-growth-was-steady\">Home equity growth was steady<\/h3>\n\n\n\n<p>The growth in home prices contributed to<strong> <\/strong>home-equity gains, the report says. Almost two in three American homeowners with a mortgage gained an average of $64,000, according to CoreLogic\u2019s <a href=\"https:\/\/www.corelogic.com\/category\/intelligence\/reports\/homeowner-equity\/\" target=\"_blank\" rel=\"noreferrer noopener\">Home Equity Report<\/a>.\u00a0<\/p>\n\n\n\n<p>In the first three months of 2022, borrowers gained a total of $3.8 trillion in home equity since Q1 of 2021, an increment of 32.2%. In Q3 of 2022, homeowners gained a total of $2.2 trillion in equity and an average of $34,300 per borrower, showing an increase of 15.8% since Q3 2021.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Home-price growth reached record highs and then declined<\/strong><\/h3>\n\n\n\n<p>Home price growth <a href=\"https:\/\/www.corelogic.com\/category\/intelligence\/reports\/home-price-insights\/\" target=\"_blank\" rel=\"noreferrer noopener\">reached<\/a> 20.1% year over year in April 2022, the highest in more than 20 years, but appreciation had fallen to 8.6% by November.<\/p>\n\n\n\n<p>Sun Belt states, especially Florida, experienced high home-price gains, owing to migration from expensive areas on the west coast. <\/p>\n\n\n\n<p>Spiking interest rates \u2014 which ranged from 3.22% in early January to 7.08% in mid-November \u2014 moderated home-price growth.<\/p>\n\n\n\n<p>CoreLogic says the decrease in homes for sale, strong mortgage underwriting standards and high unemployment rates have kept the housing market &#8220;relatively healthy, making a major downturn unlikely.\u201d<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Mortgage performance was healthy<\/strong><\/h3>\n\n\n\n<p>According to CoreLogic\u2019s <a href=\"https:\/\/www.corelogic.com\/category\/intelligence\/reports\/loan-performance-insight\/\" target=\"_blank\" rel=\"noreferrer noopener\">Loan Performance Index<\/a>, mortgage delinquencies also dropped for the 19th consecutive month in October. Foreclosure rates were also low, with 0.2% in February and continuing at 0.3% through October.<\/p>\n\n\n\n<p>With 99% of borrowers locked in to low mortgage rates, homeowners were able to avoid late payments or defaulting on their loans.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Rental prices relaxed toward the end of 2022<\/strong><\/h3>\n\n\n\n<p>Rental prices reached single digits in October for the first time since June 2021, according to CoreLogic\u2019s monthly <a href=\"https:\/\/www.corelogic.com\/category\/intelligence\/reports\/single-family-rent-index\/\" target=\"_blank\" rel=\"noreferrer noopener\">Single-Family Rent Index<\/a>.
