Available inventory of homes on the market is declining faster that we expected \u2014 implying slightly more purchases than we expected. At the end of the year inventory always declines of course, but the last two weeks have come in with bigger declines than expected. <\/p>\n\n\n\n<iframe loading=\"lazy\" width=\"560\" height=\"315\" src=\"https:\/\/www.youtube.com\/embed\/g8FqEURA6-0\" title=\"YouTube video player\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture\" allowfullscreen><\/iframe>\n\n\n\n<p>If you continue to assume that buyers aren\u2019t buying, then you\u2019d also assume that inventory would decline less than normal in December. But inventory is declining faster than I expected. You could interpret this as good news, or maybe as less dramatically bad news. The market opens up a bit as rates ease back down.<\/p>\n\n\n\n<p>I\u2019ve mentioned that the second-and-third week of January is when we\u2019ll see more meaningful signals for how the <a href=\"https:\/\/preprod.realtrends.com\/blog\/articles\/altos-mike-simonsens-2023-housing-market-outlook\/\" target=\"_blank\" rel=\"noreferrer noopener\">2023 real estate year<\/a> will look. The thing to keep in mind right now, is these are just a couple data points.\u00a0They\u2019re pointing a little better. They\u2019re not pointing to the market tanking from here.<\/p>\n\n\n\n<p>The median price of single family homes in the US ticked down to $410,000.\u00a0 That\u2019s down 1.2% this week, which is precisely what\u2019s expected for the third week of December. Home prices will end the year right around $400k. That\u2019ll mean we end the year with 10% home price growth across the country, even though many local markets are way off their peak of pricing.
