{"id":3253,"date":"2022-06-16T14:50:47","date_gmt":"2022-06-16T14:50:47","guid":{"rendered":"https:\/\/preprod.realtrends.com\/blog\/2022\/06\/16\/housing-starts-post-double-digit-decrease-in-may\/"},"modified":"2025-03-13T02:44:08","modified_gmt":"2025-03-13T02:44:08","slug":"housing-starts-post-double-digit-decrease-in-may","status":"publish","type":"post","link":"https:\/\/preprod.realtrends.com\/blog\/2022\/06\/16\/housing-starts-post-double-digit-decrease-in-may\/","title":{"rendered":"Housing starts post double digit decrease in May"},"content":{"rendered":"\n<p>Reflecting the drop in <a href=\"https:\/\/preprod.realtrends.com\/blog\/articles\/homebuilder-sentiment-drops-for-6th-consecutive-month\/\" target=\"_blank\" rel=\"noreferrer noopener\">homebuilder confidence<\/a>, housing starts were down 14.4% <a href=\"https:\/\/preprod.realtrends.com\/blog\/articles\/april-housing-starts-slip-but-remain-14-higher-than-2021\/\" target=\"_blank\" rel=\"noreferrer noopener\">month over month<\/a> in May, dropping to a seasonally adjusted annual rate of 1.549 million, according to a&nbsp;<a href=\"https:\/\/www.census.gov\/economic-indicators\/?utm_campaign=&amp;utm_content=&amp;utm_medium=email&amp;utm_source=govdelivery\" target=\"_blank\" rel=\"noreferrer noopener\">report<\/a>&nbsp;released Thursday by the&nbsp;<strong>U.S. Census Bureau<\/strong>&nbsp;and the&nbsp;<strong>U.S. Department of Housing and Urban Development<\/strong><\/p>\n\n\n\n<p>The rate is 3.5% lower than the rate recorded this time a year ago.<\/p>\n\n\n\n<p>While the multifamily sector had been showing strong growth, helping bolster the overall housing starts rate, it also dropped from a rate of 612,000 units in April to 496,000 in May. <a href=\"https:\/\/preprod.realtrends.com\/blog\/articles\/single-family-homebuilding-slows-in-the-suburbs\/\" target=\"_blank\" rel=\"noreferrer noopener\">Single family housing starts<\/a> also were down, dropping 9.2% month over month to a rate of 1.051 million units.<\/p>\n\n\n\n<p>\u201cThe decline in housing starts mirrors the decline in homebuilder confidence,\u201d said Odeta Kushi, <strong>First American<\/strong>\u2019s deputy chief economist, according to a statement. \u201cHomebuilder confidence dipped lower in May for the sixth month in a row. Homebuilding is a leading economic and housing indicator, and the decline in confidence suggests that housing is cooling.\u201d<\/p>\n\n\n\n<p>The number of building permits also dropped in May, with an overall annual rate of 1.695 million, a decrease of 7% from April. However, the rate is slightly higher (0.2%) than a year ago.<\/p>\n\n\n\n<p>Experts believe the decline in the number of building permits issued is not a hopeful sign for a housing market still struggling with an inventory shortage.<\/p>\n\n\n\n<p>\u201cThe number of dwellings under construction is at its highest level since the 1970s, partly because builders don\u2019t get their hands on materials to complete homes,\u201d said Holden Lewis, <strong>NerdWallet<\/strong>\u2019s home and mortgage expert, according to a statement. \u201cIt looks like home builders may be pessimistic about the economy over the next year.\u201d<\/p>\n\n\n\n<p>In an additional sign of the slowing new construction market, the <strong>Mortgage Bankers Association<\/strong> (MBA) <strong>Builder Application Survey<\/strong> <a href=\"https:\/\/s3141176.t.en25.com\/e\/es?s=3141176&amp;e=39492&amp;elqTrackId=efd74c1a1b7a40299e524d6e5aa03bea&amp;elq=0d9bb10eda164d688ed7a4d56c266f41&amp;elqaid=4271&amp;elqat=1\" target=\"_blank\" rel=\"noreferrer noopener\">data<\/a> for May show mortgage applications for new home purchases dropped 5% year over year and 4% month over month. The MBA estimates new <a href=\"https:\/\/preprod.realtrends.com\/blog\/articles\/homebuilders-get-hammered-sales-decrease-in-may\/\" target=\"_blank\" rel=\"noreferrer noopener\">single-family home sales<\/a> were running at a seasonally adjusted annual rate of 727,000 units.<\/p>\n\n\n\n<p>\u201cApplications to purchase new homes in May fell by 4 percent from April, as mortgage rates hit 5.5 percent and further dampened demand. Activity was already constrained due to tight for-sale inventory, high sales prices, and extended building completion timelines,\u201d said Joel Kan, the MBA\u2019s associate vice president of economic and industry forecasting, in a statement. \u201cAfter increasing for 15 consecutive months, the average loan size fell slightly from April\u2019s survey high to $430,855, which is a potential indication that cooling demand may be starting to moderate price growth.\u201d<\/p>\n\n\n\n<p>But it&#8217;s not all bad news.
