For the fifth consecutive month, the <strong>National Association of Home Builders<\/strong> (NAHB)\/<strong>Wells Fargo Housing Market Index<\/strong>\u00a0(HMI) determined market conditions for newly built single-family homes decreased, according to a <a href=\"https:\/\/www.nahb.org\/news-and-economics\/housing-economics\/indices\/housing-market-index\" target=\"_blank\" rel=\"noreferrer noopener\">report<\/a> released Tuesday.<\/p>\n\n\n\n<p>In May, the index fell eight points from its <a href=\"https:\/\/preprod.realtrends.com\/blog\/articles\/homebuilder-confidence-falls-as-sales-traffic-slows\/\" target=\"_blank\" rel=\"noreferrer noopener\">April<\/a> reading of 77 to 69 points. It&#8217;s the index\u2019s lowest reading since <a href=\"https:\/\/preprod.housingwire.com\/articles\/when-looking-for-signs-of-housing-recovery-look-to-builder-confidence-data\/\" target=\"_blank\" rel=\"noreferrer noopener\">June 2020<\/a>.<\/p>\n\n\n\n<p>The NAHB\/HMI report is based on a monthly survey of NAHB members, in which respondents are asked to rate market conditions for the sale of new homes at the present time and in the next six months, as well as the traffic of prospective buyers of new homes. Scores for each component of the survey are then used to calculate an index in which any number over 50 indicates more homebuilders view conditions as more favorable than not.<\/p>\n\n\n\n<p>NAHB chief economist Robert Dietz cited rising <a href=\"https:\/\/preprod.housingwire.com\/articles\/its-crazy-homebuilders-big-and-small-struggle-to-finish-projects\/\" target=\"_blank\" rel=\"noreferrer noopener\">building material costs<\/a>, which are up 19% year over year, ongoing home price appreciation and rapidly increasing <a href=\"https:\/\/preprod.housingwire.com\/articles\/freddie-mac-purchase-mortgage-rates-increase-to-5-30\/\" target=\"_blank\" rel=\"noreferrer noopener\">mortgage rates<\/a>, which have now reached a 12-year high, as reasons why builder confidence is slipping.<\/p>\n\n\n\n<p>\u201cThe housing market is facing growing challenges,\u201d Dietz said in a statement. \u201cEntry-level and first-time home buyers are especially bearing the brunt of this rapid rise in mortgage rates.\u201d<\/p>\n\n\n\n<p>In April, NAHB chairman Jerry Konter called on lawmakers to take proactive steps to ameliorate supply chain issues to reduce building costs and allow builders to increase production in a cost-effective manner.<\/p>\n\n\n\n<p>The <a href=\"https:\/\/preprod.housingwire.com\/articles\/bidens-plan-to-fix-housing-supply-depends-on-congress\/\" target=\"_blank\" rel=\"noreferrer noopener\">White House<\/a> released its <strong><a href=\"https:\/\/www.whitehouse.gov\/briefing-room\/statements-releases\/2022\/05\/16\/president-biden-announces-new-actions-to-ease-the-burden-of-housing-costs\/\" target=\"_blank\" rel=\"noreferrer noopener\">Housing Supply Action Plan<\/a><\/strong> Monday, which it said will \u201cease the burden of housing costs over time, by boosting the supply of quality housing in every community.\u201d<\/p>\n\n\n\n<p>Konter said he is pleased the Biden administration is taking the issue seriously.<\/p>\n\n\n\n<p>\u201cHousing leads the business cycle and housing is slowing,\u201d Konter said. \u201cThe White House is finally getting the message and yesterday released an action plan to address rising housing costs that emphasizes a very important element long-advocated by NAHB \u2013 the need to build more homes to ease the nation\u2019s housing affordability crisis.\u201d<\/p>\n\n\n\n<p>The three other indexes monitored by the NAHB also fell in May.
