Interest in relocating to a new housing market is increasing, largely due to rising housing costs. <\/p>\n\n\n\n

Nearly one-third (32.3%) of Redfin.com<\/strong> users looked to move away from their current metropolitan area during the first quarter of 2021, according to a Redfin report<\/a> released Wednesday.<\/p>\n\n\n\n

During this same time period a year ago, 31.5% of Redfin.com users were looking to relocate. Prior to the COVID-19 pandemic, the share of users looking to relocate was at just 26%.<\/p>\n\n\n\n

The report claims that rising home prices<\/a> and mortgage rates<\/a> are forcing some homebuyers to relocate to a more affordable metro area if they hope to purchase a home. In addition, the more widespread availability of remote work makes relocating possible for even more home buyers.<\/p>\n\n\n\n

It is for these reasons that the number of homebuyers leaving the Seattle metro area has increased nearly sixfold since the start of the pandemic, according to Redfin. A typical home in Seattle sold for $750,000 in February, a 15% year-over-year increase, making the eighth-most expensive metro area in the country, according to Redfin. For comparison, in Phoenix<\/a>, the top destination for Redfin.com users leaving Seattle, despite massive price growth, the median home sale price was $456,000.<\/p>\n\n\n\n

Seattle\u2019s net outflow during the first quarter was roughly 24,000 Redfin users, compared to 10,000 a year ago and roughly 4,000 two years ago.<\/p>\n\n\n\n

\u201cI\u2019ve worked with many home sellers recently who are moving to a completely new area,\u201d Seattle-based Redfin agent Nicole McCormick said in a statement. \u201cA lot of them are remote workers\u2013or people who feel confident they\u2019ll be able to get a new job\u2013leaving for sunnier places where they can get more home for their money, like Phoenix or Sacramento. There\u2019s also a pattern of selling and moving to the San Juan Islands, located a few hours away from Seattle. Those people are trading the city for a more rural, outdoorsy lifestyle\u2013but homes are just as expensive.\u201d<\/p>\n\n\n\n

Despite the large number of people leaving Seattle, the metro area ranked at just No. 5 for largest net outflow. The top spot was claimed by San Francisco with a net outflow of 52,964, followed by Los Angeles (37,148), New York (32,834) and Washington, D.C. (25,409).<\/p>\n\n\n\n

On the opposite end of the spectrum is Miami, which has seen net inflow increase nearly sixfold since the start of the pandemic. In total, 16,408 Redfin users relocated to Miami during the first quester. The metro area was the most popular migration destination during the first quarter, holding on to the top spot for the third quarter in a row. The top five was rounded out by Phoenix (14,009), Tampa (11,1147), Sacramento (9,541) and Las Vegas (9,333).<\/p>\n","protected":false},"excerpt":{"rendered":"
