{"id":2787,"date":"2022-01-25T14:53:38","date_gmt":"2022-01-25T14:53:38","guid":{"rendered":"https:\/\/preprod.realtrends.com\/blog\/2022\/01\/25\/home-prices-in-19-cities-are-still-at-all-time-highs\/"},"modified":"2025-03-13T02:40:02","modified_gmt":"2025-03-13T02:40:02","slug":"home-prices-in-19-cities-are-still-at-all-time-highs","status":"publish","type":"post","link":"https:\/\/preprod.realtrends.com\/blog\/2022\/01\/25\/home-prices-in-19-cities-are-still-at-all-time-highs\/","title":{"rendered":"Home prices in 19 cities are still at all-time highs"},"content":{"rendered":"\n<p>Home-price growth continued to slow down in November, according to the latest\u00a0<strong>S&amp;P CoreLogic Case-Shiller National Home Price Index <\/strong><a href=\"https:\/\/www.spglobal.com\/spdji\/en\/documents\/indexnews\/announcements\/20220125-1449365\/1449365_cshomeprice-release-0125.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">report<\/a> released on Tuesday.<\/p>\n\n\n\n<p>The index showed an 18.8% annual gain for the year ending in November 2021, dropping from 19.1% the <a href=\"https:\/\/www.prnewswire.com\/news-releases\/sp-corelogic-case-shiller-index-reports-19-1-annual-home-price-gain-in-october-301451199.html\" target=\"_blank\" rel=\"noreferrer noopener\">month prior<\/a>. After four consecutive months of record growth from April through <a href=\"http:\/\/es-hit-record-level-again\/?__hstc=43385018.c1200c13b5ffe2d787c2a413a4fe14b9.1635527061029.1643053760831.1643120066244.89&amp;__hssc=43385018.10.1643120066244&amp;__hsfp=2104872287\" target=\"_blank\" rel=\"noreferrer noopener\">July<\/a> 2021, the index leveled off <a href=\"https:\/\/preprod.housingwire.com\/articles\/home-price-growth-remained-at-record-pace-in-august\/?__hstc=43385018.c1200c13b5ffe2d787c2a413a4fe14b9.1635527061029.1643053760831.1643120066244.89&amp;__hssc=43385018.10.1643120066244&amp;__hsfp=2104872287\" target=\"_blank\" rel=\"noreferrer noopener\">in August<\/a>, before posting its first decline <a href=\"https:\/\/preprod.realtrends.com\/blog\/home-price-growth-decelerates-in-september\/\" target=\"_blank\" rel=\"noreferrer noopener\">in September<\/a>.<\/p>\n\n\n\n<p>\u201cFor the past several months, home prices have been rising at a very high, but decelerating, rate. That trend continued in November 2021,\u201d Craig J. Lazzara, managing director at <strong>S&amp;P DJI <\/strong>said in a statement. \u201cDespite this deceleration, it\u2019s important to remember that November\u2019s 18.8% gain was the sixth-highest reading in the 34 years covered by our data (the top five were the months immediately preceding November).\u201d<\/p>\n\n\n\n<p>The Case-Shiller 20-city home price index increased 16.8% year over year in November, however this increase was down from the 17.2% increase posted a month prior. The 10-City index also showed signs of deceleration, dropping from 18.5% year-over-year growth in October to a 18.3% increase in November.<\/p>\n\n\n\n<p>\u201cWe continue to see very strong growth at the city level,\u201d Lazzara said in a statement. \u201cAll 20 cities saw price increases in the year ended November 2021, and prices in 19 cities are at their all-time highs. November\u2019s price increase ranked in the top quintile of historical experience for 19 cities, and in the top decile for 16 of them.\u201d<\/p>\n\n\n\n<p>Yet again, Phoenix, Tampa and Miami reported the highest year-over-year increases among the 20 cities analyzed, with annual increases of 32.2%, 29.0% and 26.6%, respectively. Of the 20 cities, 11 reported higher price increases in the year ending November 2021 than in the year ending October 2021.<\/p>\n\n\n\n<p>\u201cPrices were strongest in the South and Southeast (both +25.0%), but every region continued to log impressive gains,\u201d Lazzara said in a statement.<\/p>\n\n\n\n<p>After seasonal adjustment, the U.S. National Index rose 0.9% month over month in November, while the 10-city and 20-city indexes rose 1.1% and 1.2%, respectively. Although price growth decelerated through the fall, early reports indicated that price growth began accelerating again in December.<\/p>\n\n\n\n<p>\u201cThe latest reports indicate that house price appreciation revved up in December, which should encourage more supply in the short run,\u201d <strong>Zillow<\/strong> senior economist Kwame Donaldson said in a statement. \u201cBut rising <a href=\"https:\/\/preprod.housingwire.com\/articles\/mortgage-rates-have-eclipsed-3-5\/\" target=\"_blank\" rel=\"noreferrer noopener\">mortgage rates<\/a>, reduced fiscal support from the federal government, and leveling job growth will ease home sales growth and appreciation by the end of this year.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Despite a slowdown in home price growth in November, 19 cities are still at all-time highs.<\/p>\n","protected":false},"author":34740,"featured_media":4822,"comment_status":"open","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[3255],"tags":[],"coauthors":[1760],"class_list":["post-2787","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-archive"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO Premium plugin v25.4 (Yoast SEO v26.8) -
