{"id":2593,"date":"2021-10-26T15:12:08","date_gmt":"2021-10-26T15:12:08","guid":{"rendered":"https:\/\/preprod.realtrends.com\/blog\/2021\/10\/26\/home-price-growth-remained-at-record-pace-in-august\/"},"modified":"2025-03-13T02:39:27","modified_gmt":"2025-03-13T02:39:27","slug":"home-price-growth-remained-at-record-pace-in-august","status":"publish","type":"post","link":"https:\/\/preprod.realtrends.com\/blog\/2021\/10\/26\/home-price-growth-remained-at-record-pace-in-august\/","title":{"rendered":"Home price growth remained at record pace in August"},"content":{"rendered":"\n<p>After four consecutive months of record growth, annual home price growth remained steady from July to August, according to the latest <strong>S&amp;P CoreLogic Case-Shiller National Home Price Index<\/strong> <a href=\"https:\/\/www.spglobal.com\/spdji\/en\/documents\/indexnews\/announcements\/20211026-1444567\/1444567_cshomeprice-release-1026.pdf\">report<\/a> released Tuesday.<\/p>\n\n\n\n<p>The index showed a 19.8% annual gain for the year ending in August 2021, remaining the same as the <a href=\"https:\/\/preprod.housingwire.com\/articles\/us-home-prices-hit-record-level-again\/\" target=\"_blank\" rel=\"noreferrer noopener\">previous month<\/a>. This remains the highest annual rate of price growth since the index began in 1987.<\/p>\n\n\n\n<p>\u201cThe U.S. housing market showed continuing strength in August 2021,\u201d Craig Lazzara, the managing director and global head of index investment strategy at <strong>S&amp;P DJI<\/strong>,<strong> <\/strong>said in a statement. \u201cEvery one of our city and composite indices stands at its all-time high, and year-over-year price growth continues to be very strong, although moderating somewhat from last month\u2019s levels. \u201c<\/p>\n\n\n\n<p>The Case-Shiller 10-city home price index increased 18.6% from August 2020 to August 2021. While still a sizeable increase, year-over-year growth is down from a high of 19.2% in July.<\/p>\n\n\n\n<p>The 20-city index showed a 19.7% year-over-year increase in August 2021, down slightly from a 20% increase in July.<\/p>\n\n\n\n<p>Yet again Phoenix recorded the highest year-over-year home price increase at 33.3%. This is up from a 32.4% increase in July. San Diego again was second with a 26.2% increase and Tampa was third with a 25.9% increase.<\/p>\n\n\n\n<p>Overall, eight of the 20 cities reported higher price increases in the year ending in August 2021 than in the year ending in July 2021 and all 20 cities saw month-over-month increases before and after seasonal adjustments. The U.S. national index posted a 1.4% month-over-month increase after seasonal adjustment.<\/p>\n\n\n\n<p>\u201cAs has been the case for the last several months, prices were strongest in the Southwest (+24.1%), but every region logged double-digit gains,\u201d Lazzara said in a statement.<\/p>\n\n\n\n<p>Although prices are remaining stubbornly high and demand remains strong with <a href=\"https:\/\/preprod.housingwire.com\/articles\/theres-no-sign-of-the-typical-fall-slowdown-in-home-buying\/\" target=\"_blank\" rel=\"noreferrer noopener\">one-third of homes<\/a> sitting on the market for less than a week, the <a href=\"https:\/\/preprod.housingwire.com\/articles\/bidding-wars-are-starting-to-cool-off\/\" target=\"_blank\" rel=\"noreferrer noopener\">bidding-war rate<\/a> in September dropped to its lowest point in 2021, perhaps a sign that the upcoming Case-Shiller report for September will show a reduced rate of growth.<\/p>\n\n\n\n<p>\u201cWhile <a href=\"https:\/\/preprod.realtrends.com\/blog\/how-real-estate-agents-can-grow-their-network\/\">demand<\/a> remains strong and buyers are still generally paying more for homes than asking price, the slowing acceleration in home prices suggests that buyer fatigue is setting in, particularly among higher-priced homes where the acceleration in price growth from the previous month has been larger compared to low tier homes,\u201d<strong> CoreLogic<\/strong> deputy chief economist Selma Hepp said in a statement.<\/p>\n\n\n\n<p>Another <a href=\"https:\/\/www.fhfa.gov\/AboutUs\/Reports\/Pages\/US-House-Price-Index-October-2021.aspx\" target=\"_blank\" rel=\"noreferrer noopener\">home price index<\/a> released Tuesday by the <strong>Federal Housing Finance Agency<\/strong>, the regulator of <strong>Fannie Mae<\/strong> and <strong>Freddie Mac<\/strong>, found that home prices rose 1.0% month-over-month in August and 18.5% from a year prior. Both metrics are slightly lower than the rates reported in July.<\/p>\n\n\n\n<p>\u201cThough extraordinary market conditions pushed house prices skyward between the Spring of 2020 and the Summer of 2021, the latest signs indicate that the market is relenting,\u201d <strong>Zillow <\/strong>economist Kwame Donaldson said in a statement. \u201cAnd while house price appreciation will remain elevated for the next several months, further acceleration is unlikely.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The Case Shiller index showed a 19.8% annual home price gain for the year ending in August 2021, flat from July.
