{"id":2529,"date":"2021-09-28T13:17:47","date_gmt":"2021-09-28T13:17:47","guid":{"rendered":"https:\/\/preprod.realtrends.com\/blog\/2021\/09\/28\/racial-equity-in-the-mortgage-biz-goes-beyond-fancy-galas\/"},"modified":"2025-03-13T02:39:14","modified_gmt":"2025-03-13T02:39:14","slug":"racial-equity-in-the-mortgage-biz-goes-beyond-fancy-galas","status":"publish","type":"post","link":"https:\/\/preprod.realtrends.com\/blog\/2021\/09\/28\/racial-equity-in-the-mortgage-biz-goes-beyond-fancy-galas\/","title":{"rendered":"Racial equity in the mortgage biz goes beyond fancy galas"},"content":{"rendered":"\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/preprod.realtrends.com\/blog\/wp-content\/uploads\/sites\/9\/2025\/03\/HW-expanding-homeonership.png\" alt=\"HW+ expanding homeonership\" class=\"wp-image-322705\"\/><\/figure>\n\n\n\n<p>If last year gave rise to a slew of announcements of initiatives to address issues of racial equity, now is the time to give force to those promises.<\/p>\n\n\n\n<p>Laura Brandao, president and partner of <strong>American Financial Resources<\/strong>, Tai Christensen, director of government affairs and chief diversity and inclusion officer at <strong>CBC Mortgage Agency<\/strong> and Montell Watson, director of corporate strategy at <strong>Movement Mortgage<\/strong>, took the stage at HousingWire Annual in Frisco, Texas to offer some \u201cpractical tips\u201d for mortgage lenders to narrow the racial homeownership gap.<\/p>\n\n\n\n<p>Lenders can start by hiring from a more diverse pool of talent. Christensen and Watson also advised against seeing racial equity as only a cause to donate money to, instead of enacting meaningful change in hiring and business practices.<\/p>\n\n\n\n<p>\u201cIf you\u2019re just donating dollars you\u2019re not really doing anything,\u201d said Christensen. \u201cWhat are you doing to work toward equity? The time of the fancy galas and fundraisers is over.\u201d<\/p>\n\n\n\n<p>Helping to rebuild the relationship with communities that had their equity wiped out in the Great Recession won\u2019t be easy. \u201cThere\u2019s a lot of trauma for people of color from being told no for so long,\u201d Watson said.<\/p>\n\n\n\n<div class=\"wp-block-woocommerce-memberships-member-content\">\n<p>Whether or not lenders act proactively, lawmakers in Washington, D.C., are clearly giving the issue some thought. Mortgage lenders may not like what they come up with.<\/p>\n\n\n\n<p>Christensen said that two major proposals to assist borrowers of color have emerged, although there are some ongoing \u201cheated discussions\u201d in D.C. over the details.<\/p>\n\n\n\n<p>The first piece of legislation, backed by California Democratic Congresswoman Maxine Waters, would provide a tax credit to first-time, first-generation borrowers for <a href=\"https:\/\/preprod.housingwire.com\/articles\/here-it-is-bidens-homebuyer-tax-credit-legislation\/\" target=\"_blank\" rel=\"noreferrer noopener\">down payment assistance<\/a>. But determining who qualifies as a first-generation borrower could be a challenge for underwriting, Christensen said.<\/p>\n\n\n\n<p>The other proposal on the table, which Pennsylvania Democratic Sen. Mark Warner <a href=\"https:\/\/preprod.housingwire.com\/articles\/dems-propose-20-year-mortgage-for-first-gen-homebuyers\/\" target=\"_blank\" rel=\"noreferrer noopener\">unveiled last week<\/a>, would create a program to sponsor low fixed-rate 20-year mortgages. With the help of the <strong>Department of the Treasury<\/strong>, <strong>Ginnie Mae<\/strong> would subsidize the interest rate and origination fees to reduce the payments to the level of a 30-year mortgage. In effect, borrowers would build equity at twice the rate of a conventional 30-year mortgage.<\/p>\n\n\n\n<p>The Warner bill has its deficiencies as well, panelists said. Christensen noted there are concerns that the program would not be sufficiently targeted.<\/p>\n\n\n\n<p>\u201cThe fear is that caucasian communities that already have access to down payment assistance would maybe also be interested in building their equity faster,\u201d Christensen said.<\/p>\n\n\n\n<p>While legislators dream of solving the racial homeownership gap themselves, changes implemented by the government-sponsored enterprises and the <strong>Department of Housing and Urban Development<\/strong> do not need their blessing.<\/p>\n\n\n\n<p>Already this year, <strong>Fannie Mae<\/strong> has started including positive rental history in its automated underwriting system \u2014 a help for communities that have less established credit, or a strong distrust of financial institutions.<\/p>\n\n\n\n<p>The <strong>Federal Housing Administration<\/strong> also, in June, <a href=\"https:\/\/www.hud.gov\/sites\/dfiles\/OCHCO\/documents\/2021-13hsgml.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">changed its calculations<\/a> for borrowers with student loans to make it easier for them to qualify for mortgage loans.<\/p>\n<\/div>\n","protected":false},"excerpt":{"rendered":"<p>If last year gave rise to a slew of announcements of initiatives to improve racial equity, now is the time to give force to those promises, a panel of experts said.
