Whenever Google infers a searcher is looking for something local (e.g., a slice pizza, a nearby banking center, or a resident REALTOR\u00ae), it\u2019ll display Google My Business (GMB) listings. Here&#8217;s why you should set up your Google My Business profile for real estate and how to do it.<\/p>\n\n\n\n<p>And it isn\u2019t just Google Search, GMB listings also populate in Google Maps \u2014 desktop and mobile.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" src=\"https:\/\/preprod.realtrends.com\/blog\/wp-content\/uploads\/sites\/9\/2025\/03\/WJ7KQbQtUfygnMl2Ikx43WdH0gHpUiJY9iRTnqfhEzmf1x6oeJO32QXEn3uq344YCEwV6cArlkAcsOoMwyuIMdzwXvW-ot6sDqwPew0FNzvOID3_shSeWzTWvJ4ahZYsAcwWavrb.png\" alt=\"GMB Blog.001.jpeg\"\/><\/figure>\n\n\n\n<p>The stronger your GMBs location authority, the less Google will hesitate to rank it in a search. So if a would-be buyer or seller Googles something like \u201creal estate agents nearby\u201d, your profile will or won\u2019t show up based on its location authority. For the record, the more often it shows up in searches, the better!<\/p>\n\n\n\n<p>What\u2019s more, when prospective clients Google you \u2014 and they will \u2014 it oughta trigger your GMB in the results page: putting 5-star customer reviews on display along with easy access to website links, photos, contact info and pertinent business details.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" src=\"https:\/\/preprod.realtrends.com\/blog\/wp-content\/uploads\/sites\/9\/2025\/03\/2AalluWgphahgBbqObsIMBaIdxC2rqRV3AlW0UoJ3i2x61mKUCd0Q4yt3LvWkJ6ktnvd_8VFG20Q5s2dEmCDK3grMn7xFhIiwloeuYRB_ji3hdFC9c3rNvuSJdnVBC8Ie3sA-TXf.png\" alt=\"GMB Blog.002.jpeg\"\/><\/figure>\n\n\n\n<p>If your profile isn\u2019t readily appearing when you Google-search its name verbatim (e.g. \u201cJohn Doe Realty\u201d), or even when your search phrase includes a location identifier (e.g. \u201cJohn Doe Realty, Nashville, TN\u201d), it\u2019s likely a product of poor location authority.<\/p>\n\n\n\n<p>To know for sure, for first step for Google My Business for real estate is to conduct a Google search while literally standing inside the listing\u2019s (claimed and verified) business location (and be sure the location-tracking on your search device is enabled). If the GMB profile populates while on site but nowhere else, odds are, your profile is suffering from weak location authority \u2014 meaning that Google wouldn\u2019t show it unless the searcher was physically standing smack-dab at its listed address.<\/p>\n\n\n\n<p>Google analyzes <a href=\"https:\/\/support.google.com\/business\/answer\/7091?hl=en\">three variables<\/a> when displaying (and ranking) local search results:<\/p>\n\n\n\n<ol class=\"wp-block-list\"><li><strong>Relevance: <\/strong>Do the contents of the GMB profile match up with the searcher\u2019s intent?<\/li><li><strong>Prominence: <\/strong>How popular is the GMB profile (e.g., reviews, views, et al.)?<\/li><li><strong>Distance:<\/strong> What is the searcher\u2019s geo-location (or it assesses a location named in the actual search phrase) proximate to the GMB profile and its specified service area(s)?<\/li><\/ol>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-setting-up-a-google-my-business-profile\"><strong>Setting up a Google My Business Profile<\/strong><\/h4>\n\n\n\n<p>To set up a <a href=\"https:\/\/preprod.realtrends.com\/blog\/generate-sales-leads-without-handing-out-a-single-business-card\/\" target=\"_blank\" rel=\"noreferrer noopener\">Google My Business profile for real estate<\/a>, for starters, make sure you\u2019re logged in the <a href=\"http:\/\/account.google.com\/\">Google Account<\/a> you want associated with the business listing. After that, navigate to <a href=\"http:\/\/business.google.com\/\">Business.Google.com<\/a> in your web browser and follow the prompts. Although, before any of that, it may be prudent to do a quick scan of the Internet to certify you don\u2019t have any unknown or unclaimed GMB profiles floating around.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><a href=\"https:\/\/support.google.com\/business\/answer\/4669139?hl=en\">Removing a duplicate Google My Business profile<\/a><\/li><li><a href=\"https:\/\/support.google.com\/business\/answer\/4566671?hl=en\">Claiming an existing Google My Business profile<\/a><\/li><\/ul>\n\n\n\n<p>Once you\u2019ve created your Google My Business profile for real estate, it needs to be officially <a href=\"https:\/\/support.google.com\/business\/answer\/7107242?co=GENIE.Platform%3DAndroid&amp;hl=en\">verified<\/a>, which may entail Google mailing you a postcard with a printed code, or if you\u2019re lucky, it may just be a phone call, email or an instant-online approval \u2014 but it\u2019ll probably be a postcard.<\/p>\n\n\n\n<p>While you\u2019re waiting for that postcard, get your house in order. The first thing you\u2019ll want to do is lock in your N-A-P (i.e., your Name, Address, and Phone number). Google\u2019s going to \u201cGoogle you,\u201d in a manner of speaking, to see how your business is listed on other popular sites like Yelp, Facebook, <a href=\"http:\/\/realtor.com\/\">Realtor.com<\/a>, and so on.<br><br>So make sure your business name matches up across the web. Its address should be character-for-character anywhere and everywhere it\u2019s listed. In other words, if you abbreviate \u201cAvenue,\u201d as \u201cAve.,\u201d \u2014 with the <em>dot<\/em> at the end \u2014 make it the same everywhere. Your phone number should be local and, though many teams and agents use trackable numbers, it isn\u2019t (technically) recommended. Oh, and if someone dials that number and you don\u2019t answer, Google knows!\u00a0<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-add-photos-and-reviews\">Add photos and reviews<\/h4>\n\n\n\n<p>In addition, add photos to your profile. In fact, add 100 or more photos! Research has indicated GMBs with more than a hundred photos garner (way) more website clicks \u2014 as in, 1,065% more!&nbsp;<\/p>\n\n\n\n<p>And finally, make Google Reviews a top priority, especially seller testimonials. Google searches in which the searcher is seeking an agent tend to be associated with \u201cseller intent.\u201d So it\u2019d look good for there to be lots of past sellers bragging on you.&nbsp;<\/p>\n\n\n\n<p>Like I said at the top, location authority is the new SEO for local businesses. SEO has long been a technically-complex and competitive space dominated by major players. But here recently, Google has made some serious inroads to streamline and assist local businesses with tools and products to capitalize on the benefits of SEO \u2014 first and foremost: Google My Business.
