As a real estate team, they\u2019ve found that they are stronger together.<\/em><\/h6>\n<blockquote>\n<p>\u201cThere are two kinds of brokers,\u201d says New York City real estate agent Mickey Conlon. \u201cThere are transactional brokers, who are focused on getting the deal done, and then there are relationship-based brokers.\u201d<\/p>\n<\/blockquote>\n<p>It\u2019s clear which kind of broker he and his partner, Tom Postilio, strive to be, adding \u201cOur business comes primarily from referrals. Much more than marketing, we rely on our track record and our reputation.\u201d<\/p>\n<p>&nbsp;<\/p>\n<div class=\"caption\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-52210 size-full\" src=\"https:\/\/preprod.realtrends.com\/blog\/wp-content\/uploads\/sites\/9\/2021\/01\/Tom-Mickey-New.jpeg\" alt=\"Tom &amp; Mickey\" width=\"1280\" height=\"853\"> Tom Postilio (Left) &amp; Mickey Conlon (Right)<\/div>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>In a city of over 8 million people, where the average home sells for more than $2 million,&nbsp;the team known as \u201cTom&nbsp;&amp;&nbsp;Mickey\u201d (surpassing the need for surnames) have made a name for themselves as New York City \u201csuper brokers.\u201d Top agents at <a href=\"https:\/\/www.elliman.com\/\" target=\"_blank\" rel=\"noopener\">Douglas Elliman Real Estate<\/a>, the partners have accumulated over $2 billion in residential real estate sales. They had starring roles on HGTV\u2019s <em>Selling New York<\/em>. When they wed in 2016, <em>The New York Times<\/em> did a writeup celebrating their union.<\/p>\n<p>The two met in 2008 through a mutual friend. They instantly connected over their love of Broadway and real estate. \u201cI thought, there\u2019s a kindred spirit,\u201d Conlon told <em>The Times<\/em>.<\/p>\n<p>Even after they became a couple, they worked separately for several years. They formed their team in 2011 and quickly realized that they were better together. Tom wears straight ties and Mickey wears bowties. Tom is the \u201cteam accountant,\u201d while Mickey is the \u201cteam scribe\u201d who pens the property descriptions.<\/p>\n<blockquote>\n<p>\u201cAt end of day, we put our heads together on everything,\u201d says Tom.<\/p>\n<\/blockquote>\n<p>Sometimes that means coming up with a bid package in a market where competing buyers offer cash. They will determine what speaks to the seller, whether it\u2019s a quick sale, a long sale or the freedom to leave bulky possessions.<\/p>\n<p>If you think that they have little relatable advice for the typical real estate agent, think again.<\/p>\n<p>Sure, their clients include the likes of Lady Gaga and Joan Collins. But, they&#8217;re quick to point out that having a celebrity clientele is a function of how they got where they are. Both men previously had careers in entertainment: Tom had toured with the Glenn Miller Orchestra as a vocalist, while Mickey discovered theater in college and worked on Broadway following graduation.<\/p>\n<p>Relating show business to real estate is not that much of a stretch, Mickey points out. \u201cIn theater, a successful production requires a great cast, a strong script\u2014but most importantly, getting people in the door,\u201d he says. \u201cThe same is true with real estate.\u201d<\/p>\n<p>Toward this end, they pride themselves on creating great marketing collateral, from staging and professional photography to detailed floor plans, web listings and brochures, the latter which they hope will help their listings stand out after a prospective buyer\u2019s busy day of <a href=\"taking-buyers-winning-home-tour\/\">touring open houses<\/a>. A little showmanship has helped as well, as the two have often gone in front of the camera to market their listings; see <a href=\"https:\/\/www.youtube.com\/watch?v=AwYhpMY9ygU.\" target=\"_blank\" rel=\"noopener\">YouTube<\/a> or <a href=\"https:\/\/watch.hgtv.com\/tv-shows\/selling-new-york\/\" target=\"_blank\" rel=\"noopener\">HGTV<\/a> (<em>Selling New York<\/em> is no longer in production, but the episodes featuring the pair still live on in syndication).<\/p>\n<h4><strong>Tom&nbsp;&amp;&nbsp;Mickey share their real estate advice.<\/strong><\/h4>\n<blockquote>\n<p>\u201cWhen you get in the real estate business, you figure out who your sphere of influence will be,\u201d says Mickey. \u201cIt certainly starts there\u2014with your neighbors, friends, family, the philanthropies you work with.\u201d<\/p>\n<\/blockquote>\n<p>For agents wanting to work with high-net-worth individuals, he says the first point of contact may be the people who serve them\u2014personal assistants, accountants, attorneys and the like.<\/p>\n<p>Of course, they often field questions about their famous clientele. \u201cPrivacy is a commodity in New York City, and I would say the same about discretion,\u201d says Tom. If they take a famous client to an open house, they will often alert the listing agent and ask that they not share details with the press.<\/p>\n<p>&nbsp;<\/p>\n<div class=\"caption\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-52211 size-full\" src=\"https:\/\/preprod.realtrends.com\/blog\/wp-content\/uploads\/sites\/9\/2021\/01\/New.jpeg\" alt=\"Tom &amp; Mickey\" width=\"1280\" height=\"853\"> Tom Postilio (Left), Billy Joel (Center), Mickey Conlon (Right)<\/div>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>When asked about \u201chorror stories,\u201d or if there are any clients that they would never work with again, they laugh. Hard. The question has perhaps brought to mind an anecdote that they are too discreet to share. Tom says diplomatically that they\u2019ve developed a sixth sense for detecting the \u201cseller who is not a real seller,\u201d who wants &#8220;$25 million for a $10 million&#8221; property.<\/p>\n<p>They also grapple with managing their clients\u2019 expectations, whether it\u2019s a seller who must come to terms with how long it will take to sell their home or a buyer who must reckon with what they can get within their budget.<\/p>\n<p>Buyers, in general, don\u2019t have much imagination, Mickey says. \u201cWhen we get them in the door, [we ask] how do we make them envision this as their home?\u201d<\/p>\n<blockquote>\n<p>\u201cWe try to draw feedback from them while they\u2019re in the space and describe how they plan to use the space,\u201d adds Tom.<\/p>\n<\/blockquote>\n<p>He describes a dialogue of probing questions that will inform the tour, i.e., a buyer who identifies themselves as an enthusiastic cook will get more detailed information about the Sub-Zero refrigerator in the kitchen, while a non cook will be whisked through to linger on other, more pertinent features.<\/p>\n<p>Despite their own celebrity status, they do not delegate their clients to other staff members. \u201cWhen you hire Tom &amp; Mickey, you get Tom &amp; Mickey,\u201d they say. And they insist that they work at all price points.<\/p>\n<blockquote>\n<p>\u201cWe hardly ever turn a client away, unless there\u2019s a sense that there\u2019s not going to be a successful outcome,\u201d says Mickey, such as a seller with an unrealistic target price, or a buyer who might not have their \u201cducks in a row.\u201d<\/p>\n<\/blockquote>\n<p>It\u2019s obvious that they love what they do.<\/p>\n<blockquote>\n<p>\u201cWe joke that we don\u2019t have time for more vacation,\u201d says Mickey, \u201cbut there\u2019s always time for more business.\u201d<\/p>\n<\/blockquote>\n","protected":false},"excerpt":{"rendered":"<p>New York \u2018Super Brokers\u2019 Share Secrets to Success Tom &amp; Mickey are partners in business and in life.
