{"id":1109,"date":"2019-01-30T18:25:00","date_gmt":"2019-01-30T18:25:00","guid":{"rendered":"https:\/\/preprod.realtrends.com\/blog\/2019\/01\/30\/overcoming-barriers-millennial-homeownership\/"},"modified":"2025-03-13T02:14:58","modified_gmt":"2025-03-13T02:14:58","slug":"overcoming-barriers-millennial-homeownership","status":"publish","type":"post","link":"https:\/\/preprod.realtrends.com\/blog\/2019\/01\/30\/overcoming-barriers-millennial-homeownership\/","title":{"rendered":"Overcoming Barriers to Millennial Homeownership"},"content":{"rendered":"<h2>Overcoming Barriers to Millennial Homeownership<\/h2>\n<h6><em>There is no disputing that there are barriers to millennial homeownership. <\/em><\/h6>\n<p><a href=\"https:\/\/www.federalreserve.gov\/publications\/files\/consumer-community-context-201901.pdf?mod=article_inline\" target=\"_blank\" rel=\"noopener\">A recent study from the Federal Reserve <\/a>found millennial homeownership for adults ages 24 to 32 fell 9 percent from 2005 to 2014, landing at 36 percent. The homeownership rate for the general population fell 4 percent, for an overall rate of 65 percent in 2014.<\/p>\n<p><!--more--><\/p>\n<p>The Fed study points to a dichotomy: College graduates are more likely to be homeowners than those without higher education; but increasingly, young college graduates are paying off student loans, making it harder to save a down payment.<\/p>\n<p>The researchers say about one-fifth of the decline in homeownership by young adults was tied directly to <a href=\"student-debt-reduces-buyers-budgets\/\">student debt<\/a>, translating into 400,000 borrowers who could have owned a home by 2014 but didn\u2019t because of student loans. The Fed study points to the impact of credit availability, noting that credit was easier to obtain before 2008: \u201cFollowing the (housing) crisis, loan underwriting may have become more sensitive to student loan debt, increasing its importance in explaining declining <a href=\"predictions-mortgage-rates-rise\/\">homeownership rates<\/a>.\u201d<\/p>\n<p>Additionally, having student debt early in life leads to having a lower credit score later, say the Fed researchers.<\/p>\n<p>The Fed\u2019s findings are similar to research undertaken by the <a href=\"http:\/\/www.studentloanreview.com\/student-loan-debt\/\" target=\"_blank\" rel=\"noopener\">Student Loan Review,<\/a> which found that it takes 12 years on average for millennials with loan debt to save for a 20 percent down payment on a home. The vast <a href=\"http:\/\/www.studentloanreview.com\/student-loan-debt\/\" target=\"_blank\" rel=\"noopener\">majority (83%) of people age 22-35 <\/a>who haven&#8217;t bought a house blame their student loans.<\/p>\n<p>But then, there are millennials like Ben Mizes, 25, who began buying properties two years ago and went on to launch a real estate marketing firm. His firm, <a href=\"https:\/\/listwithclever.com\" target=\"_blank\" rel=\"noopener\">Clever Real Estate<\/a>, based in St. Louis, connects buyers and sellers by offering rebates to buyers and lower listing fees for sellers.<\/p>\n<p>Millennials, Mizes says, \u201chave a preconceived notion that buying a home is totally unaffordable. That you have to have money in the bank.\u201d He notes that there are options for first-time homebuyers to purchase with just 3.5 percent down.<\/p>\n<p>&nbsp;<\/p>\n<div class=\"caption\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-54778 size-full\" src=\"https:\/\/preprod.realtrends.com\/blog\/wp-content\/uploads\/sites\/9\/2021\/01\/Ben-Mizes_jpg.png\" alt=\"Millennial Homeownership\" width=\"773\" height=\"474\"> Ben Mizes, of St. Louis-based Clever Real Estate, began buying investment properties when he was 23.<\/div>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>Clever Real Estate surveyed homebuyers to get a better understanding of buyers\u2019 perspectives across multiple demographics, and released the findings in a recent report, <a href=\"https:\/\/listwithclever.com\/real-estate-blog\/millennial-home-buyer-report\/\">\u201cMillennial Home Buyers Are Not Who You Think They Are.\u201d<\/a><\/p>\n<p>Clever&#8217;s survey found that 84 percent of millennial homebuyers believe homeownership is still the American Dream.<\/p>\n<p>But one insight does not bode well for younger homebuyers: Thirty-one percent of millennials were looking for starter homes in the range of $100,000 to $200,000.<\/p>\n<blockquote>\n<p>\u201cNow you\u2019re competing with investors, and it can make homeownership more difficult,\u201d says Mizes.<\/p>\n<\/blockquote>\n<p>As an investor who owns 22 doors, his insights are apt.
